MARBELLA PROPERTY INTELLIGENCE – March–May 2026

Marbella City Council has set three new urban development projects in motion, the largest coordinated residential push the municipality has announced in years. Together they will deliver 1,306 homes across two of the Costa del Sol’s most sought-after corridors, supported by €25 million in private capital. These are not speculative proposals: two sectors are already formally in process, one has received full final approval.

Río Real
The flagship of the three. 475 homes across more than 500,000 m² east of Marbella’s golf valley, backed by €15 million in private investment. Planned as a self-contained neighbourhood from the outset, with full underground infrastructure, dedicated measures to ease A-7 and AP-7 congestion, and a complete set of community amenities: a 2,500 m² commercial plot, a 6,000 m² education facility, 3,000 m² of sports facilities, and 371 public parking spaces.

San Pedro Alcántara
The most advanced of the three. This project has received definitive final approval and is ready to move toward execution. Located near Trapiche de Guadaiza, it delivers 355 homes across 60,000 m² with 342 parking spaces, new green areas, play areas, sports facilities, and complete utility infrastructure.

The most socially significant of the trio. Of its 476 multi-family dwellings across 95,000 m², 143 are designated protected affordable housing (VPO), a rare commitment at this price point on the Costa del Sol. Improved connections to the A-7 and A-397, accessible pedestrian routes, and a 537-space car park are all included in the plan.

Councillor for Urban Planning José Eduardo Díaz was clear about the broader ambition: “These developments do not simply increase residential supply. They incorporate facilities, services, and public spaces that improve the quality of life of residents, through a model of public-private collaboration that executes strategic infrastructure without direct cost to the municipal coffers.”

The council frames these not as isolated projects but as structural pieces of a connected urban fabric. With 14 further urbanisation projects active across the municipality, and the new PGOM master plan now approved by the Junta de Andalucía replacing the city’s 1986 framework, this is one of the most consequential planning moments Marbella has seen in decades.
